minutes of the April MEETING
OF members OF
Val Verde homeowners association

The undersigned, being all of the Directors and Officers of the Val Verde Homeowners Association, a Nebraska nonprofit corporation ("Corporation") hereby approve the following minutes of the April 25, 2005 monthly meeting of the Members.

The meeting was called to order by Mary Hewitt at 7:06 pm in a meeting room at the La Vista Community Center.  Directors and officers present and participating were Mary Hewitt, Jeremy Kinsey, and John Eylander.  Approximately 50 homeowner members were present. No special guests or non-residents were invited or attended. 

1.             Approval of March Minutes:  Eylander read through the March minutes.  The minutes were approved unanimously without changes.    

 

2.             Old Business:  The first quarterly newsletter is complete and ready to be disseminated through the subdivision.

3.             President’s Report:  Hewitt announced the La Vista Police Department will receive the Outstanding Law Enforcement Award from Mother’s Against Drunk Driving. 

 

Hewitt discussed a letter the Directors sent Boyer-Young requesting clarification about covenant issues.  Boyer-Young in turn sent the letter to their attorney Aimee Haley of Fullenkamp, Doyle, and Jobeun.  Ms. Haley’s emailed response to Hewitt was simply a suggestion the Corporation obtain legal counsel.  Hewitt responded that Boyer-Young should be available to answer questions from the Corporation since they not only wrote the initial By-Laws, Covenants, and Articles of Incorporation, but they also served as the initial Board of Directors for the Corporation and therefore had fiduciary responsibility to answer our questions.  Boyer-Young and their attorney have requested a meeting to discuss the outstanding issues.

Hewitt explained the first monthly budget report.  The budget report contains a monthly statement of receipts and transactions.  March receipts were $2,250.00.  March disbursements were $30.00 to file the biennial report with the State of Nebraska.  Hewitt also discussed the current Corporation budget, including statements about each item in the budget. 

4.             SID Report

Eylander reported the Val Verde SID will hold a public hearing on the Centennial Park plans May 4th at 9:00 AM at the offices of Boyer-Young.  Eylander also reported that the SID has sent out a notice requesting bids for street repairs.  Additional street signs should be put up soon.  Boyer-Young and Clatterbuck management will pursue placement of a street sign at the exit of the Eddy’s gas station.  Signs reminding people to pick up after their animals have been added to the Centennial Park plans.

5.             Committee Reports

a.  Newsletter - Leslie Bingman, Chair, reported that the first newsletter is finished and will be disseminated by the street representatives. 

b. Membership – Margo Dawson, Chair, no report

c.  Landscaping – Andy Longe, Chair, submitted a budget to upgrade the  landscaping in the median strips.  The budget amounts to $5,222.78.  The budget includes only the cost for the actual landscaping and does not include labor.  The committee still needs to work out issues regarding watering after planting.

d. Neighborhood Watch – Jim Craig, Chair, was not present.  Kinsey reported the committee continues to look at setting up McGruff Houses within the neighborhood and will pursue bringing a county neighborhood watch representative to an upcoming meeting.

e.  Welcoming Committee – June Fenske, Chair, was not present.  Hewitt reported the committee needs assistance recognizing new residents after moving into the subdivision.  If you know of a new resident in the subdivision, please contact June Fenske at 415-6733.

f.   Website – Mark Miller, Chair, was not present.  The Corporation website is www.valverdehoa.com.

g.  Annual Picnic – Debbie Rinner, Chair, was not present.  Rick Rinner reported the date for the annual picnic will be August 13.

h.  Halloween – June Fenske, Chair – No Report

i.    4th of July Parade – Denise Williams and Pam Mengel, Co-Chairs, were not present 

j.   Annual Garage Sale – June Fenske, Chair, was not present.  Hewitt announced the multi-subdivision garage sale with Vintage Glenn and Mayfair will be May 6 & 7.  Notices of the garage sale dates have been posted around the subdivision, and an advertisement will appear in the Omaha World Herald.  Contact June at 415-6733 if you have questions.

k. Covenant Enforcement – Susan Lewis and June Fenske, Co-Chairs.  Lewis reported the committee sent one letter to a house on 98th Street concerning multiple infractions.  Lewis advised the car on 97th Ave which had been on blocks for several weeks was removed recently.  Finally, Lewis spoke to the owner of trailer in a vacant lot on 97th St. advertised for sale.  The owner agreed to remove the trailer.

6.             Open Discussion

Hewitt announced the next two meetings dates of May 23rd and June 28th at Portal Elementary School, 9920 Brentwood Dr. in La Vista.

Member Ben Isgro asked about the contractor responsible for mowing the grass along the walking trail.  Isgro has observed large amounts of trash the contractor ran over with the mowers and one of the mower operators verbally objected to pick up the trash before mowing.  Eylander responded that the contractor is Young Development Management, paid for by the SID.  Eylander will send a note to YDM asking that they try not to run over trash.  Isgro also asked that the HOA look into the signs placed in the entrance median strips.  Signs at the Val Verde Dr. entrance block the view for people exiting the subdivision.  Hewitt responded that many of the realtor signs placed in the median strips are legal as long as they do not obstruct a drivers view.

Member Cheryl Balwanz raised the issue of large amounts of trash appearing behind the strip mall.  People have been dumping large trash items in the dumpsters filling them causing overflow trash problems.

Member Charles Sorenson asked the Corporation to send a letter to a certain builders requesting they clean up the empty lots.  Sorenson stated the large amount of concrete dumped in the empty lots is an eyesore and dangerous.

Member Charles Ketchmark reminded members about the Val Verde Golf tournament July 16th.  Ketchmark is also looking for sponsors to help with prizes.  Anyone wishing to sponsor a hole, please contact Ketch at 933-3135

There being no other business conducted, the meeting was adjourned at approximately 8:40 pm.
