minutes of the June MEETING
OF members OF THE
Val Verde homeowners association

The undersigned, being all of the Directors and Officers of the Val Verde Homeowners Association, a Nebraska nonprofit corporation ("Corporation") hereby approve the following minutes of the June 27, 2005 monthly meeting of the Members.

The meeting was called to order by Mary Hewitt at 7:06 pm in the Portal Elementary School Gymnasium.  Directors and officers present and participating were Mary Hewitt, Jeremy Kinsey, and John Eylander.  Approximately 31 homeowner members were present.  There were no special guests in attendance. 

 

1.             Approval of Minutes:  Eylander read through the May minutes.  The minutes were approved unanimously.   

 

2.             Old Business:  Hewitt reported the Val Verde SID has not filed a construction plan with the City of La Vista for the neighborhood park.  Construction probably will not begin until late summer or early fall after the construction plan has been filed.

 

3.             President’s Report:  Hewitt received an email from Aimee Haley, the attorney representing Boyer-Young, regarding the relationship between the Townhome Owners Association and the HOA.  Ms. Haley stated that the intent was for the HOA and THOA to be separate, but for the HOA to bill the THOA at the end of the year for a pro-rata share of the expenses for maintaining commonly owned facilities.

 

Hewitt is working to obtain insurance through the State Farm agent in One Val Verde Place.  The insurance would cover property damage (i.e. trees, sign, perimeter fence) and liability.  Current estimates range from $600.00 to $2200.00 per year.  Hewitt hopes to have more information by next meeting. 

4.             Treasurer’s Report

Eylander reported May receipts of $3,881.31.  Disbursements for the month totaled $1153.51 for costs relating to filing previous years tax returns, mailing expenses, and purchasing accounting software.  As of the May 31, 161 residents have paid the annual assessment.  The bank balance as of May 31, 2005 was $17,814.28.

5.             Committee Reports

a.  Newsletter - Leslie Bingman, Chair.  The deadline for article submission for the next quarterly newsletter is July 1. 

b. Membership – Margo Dawson, Chair.  The membership directory is being put off until later this year or early next year. 

c.  Landscaping – Andy Longe, Chair.  The committee with the help of several residents planted many plants in the Val Verde Dr. entrance and still has many plants for the Val Verde Dr. round-a-bout.  The vibernum bushes planted next to the sign suffered significant stress due to the late June heat but are recovering.  Bob Miller fixed many sprinkler heads and replaced the locks on the entrance signs.  The Val Verde Dr. entrance still needs new sprinkler heads and water line installed.  Bob Miller estimates the equipment will cost roughly $70.00.  The area also needs new mulch to help keep the plants cool.  Eylander estimates this will cost $100.00.  These expenses were approved by the board and members unanimously.

Eylander received estimates from 3 firms to trim, fertilize, and treat the trees in the median islands.  Trimming will cost roughly $675.00.  Fertilizing should take place in the fall.  Bug treatment should take place in the spring.  The board and members approved the expense to trim the trees. 

d. Neighborhood Watch – This committee needs a new chairperson.  Anyone wanting to volunteer to lead the neighborhood watch committee should contact the Board of Directors.

e.  Website, Halloween, Annual Garage Sale, Covenant Enforcement – no report.

f.   Welcoming Committee – June Fenske, Chair.  Please email or call June Fenske with information on new residents in the subdivision.  June’s phone number is 415-6733, and her email is 4fenske@cox.net. 

Annual Picnic – Reminder Debbie Rinner reminded everyone the annual picnic will be August 13th at 5:00 pm.  Rinner announced that everyone attending should supply their own meat and drink and bring a dish to share (i.e. dessert, salad, chips, etc).  Rinner will have a table set up to host a drawing for items donated by local businesses.  There will be a schedule for people to sign up to guard the bouncer.  There is a significant need for additional tables. 

Rinner stated the equipment costs have increased significantly.  The Port-a-poty will cost $75.00; the Bouncer will cost $155.00; the DJ will cost approximately $275.00.  The Accaprioccio Dance Company owners have volunteered to donate the funds for the Port-a-Poty and the bouncer.   Hewitt volunteered to donate the paper goods (plates & napkins) and a first aid kit.  The Board and members unanimously approved to allocate $500.00 to cover the remaining expenses for the picnic. 

g.  4th of July Parade – The parade will be held June 29, 7:00 pm beginning in the 98th street cul-de-sac.

6.             Open Discussion

Member Charles Ketchmark reminded everyone to sign up for the July 16th Val Verde golf tournament. 

Hewitt stated the construction on 96th street will begin in July with the moving of utilities north and south of Cornhusker.

Kinsey reported La Vista is actively seeking volunteer firefighters. 

Marge Hempton reminded everyone to keep their garage doors closed.   There have been a number of thefts throughout the Omaha area from open garages.

There being no other business conducted, the meeting was adjourned at approximately 8:20m.
