minutes of the May MEETING
OF members OF THE
Val Verde homeowners association

The undersigned, being all of the Directors and Officers of the Val Verde Homeowners Association, a Nebraska nonprofit corporation ("Corporation") hereby approve the following minutes of the May 23, 2005 monthly meeting of the Members.

The meeting was called to order by Mary Hewitt at 7:06 pm in the Portal Elementary School Gymnasium.  Directors and officers present and participating were Mary Hewitt, Jeremy Kinsey, and John Eylander.  Approximately 36 homeowner members were present.  There was one special quest in attendance. 

 

1.             Invited Presentation:  Clatterbuck Property Management representative Brent Clatterbuck was invited by the Directors to give a short presentation on One Val Verde Place.  Clatterbuck discussed the status of the businesses in One Val Verde Place.  The beauty salon has recently expanded, and the dry cleaning business has relocated within the strip mall.  Clatterbuck will begin developing the empty lot along Giles Road soon with space for several businesses.  Clatterbuck addressed issues regarding illegal dumping between the strip mall and the houses along Val Verde Dr.  Clatterbuck appreciates phone calls to report illegal dumping and excess trash near dumpsters.  He can be reached at 291-7824.

 

2.             Approval of March Minutes:  Eylander read through the April minutes.  The minutes were approved unanimously.   

 

3.             Old Business:  The first quarterly newsletter was delivered by the street representatives.  If you need additional copies, please contact Mary Hewitt.

 

There are two corrections to items listed in the newsletter.  The next monthly meeting will be Monday, June 27th, not June 28th as listed in the newsletter.  Rachel Ketchmark is a local babysitter.  She was incorrectly listed as a dog sitter.

 

4.             President’s Report:  Neither Boyer-Young (BY) nor their attorneys will not respond to in writing to the letter submitted by the Directors regarding several questions in the covenants.  Their attorney, Ms. Aimee Haley, did verbally state that the Townhome Owners Association (THOA) and the Homeowners Association were intended to be separate entities, but the THOA was to reimburse the HOA for their pro rata shares of the common area maintenance expenses.  The HOA currently contemplates a charge at the end of the year as a retroactive pro-rata assessment, but needs to discuss this further with the THOA board.

 

Ms. Haley has yet to respond to questions concerning covenant enforcement, dissolution of the Val Verde LLC to transfer certain responsibilities and rights to the HOA, liability insurance information, etc.

5.             Treasurer’s Report

Eylander reported April receipts of $12,868.06.  The only disbursement for the month was a $2.20 bank fee.  As of the date of the meeting, roughly 60 residents have yet to pay the annual assessment.  The balance as of April 30, 2005 was $14,635.86.

6.             Committee Reports

a.  Newsletter - Leslie Bingman, Chair.  The deadline for article submission for the next quarterly newsletter is July 1.  The cost of running a business-card size advertisement will be $80.00 per year for four quarterly ads.  Larger and smaller advertisements will be rated accordingly. 

b. Landscaping – Andy Longe, Chair.  Resident Bob Miller reported he will be able to repair the sprinkler system for about $50.00 in parts and he will donate the labor.  Hearing no objection from those members present, the Directors approved this expenditure unanimously and also approved the landscaping plan submitted by the landscaping.  The committee will purchase new plants this within the next several weeks and will be seeking volunteers to help with the planting.

c.  Membership, Neighborhood Watch, Website, Halloween – no report.

d. Welcoming Committee – June Fenske, Chair.  Please email or call June Fenske with information on new residents in the subdivision.  June’s phone number is 415-6733, and her email is 4fenske@cox.net. 

e.  Annual Picnic – Reminder that the date is set for August 13th.

f.   4th of July Parade – The co-chairs for this committee will not be available this year. 

g.  Annual Garage Sale – June Fenske, Chair, reported that the community garage sale was a success.

h.  Covenant Enforcement – Susan Lewis and June Fenske, Co-Chairs.  Lewis reported that no actions had been taken during the past month.  They will be writing another article concerning trash can placement for the next quarterly newsletter.

7.             Open Discussion

Eylander reported that the City of La Vista has approved the Centennial Park plans submitted by the Val Verde SID.  The next step in the process is to obtain bids for actual construction.  The park could be completed as early as this summer. 

Member Charles Ketchmark again asked for people to sign up for the July 16th Val Verde golf tournament.  The entry fee is $55.00 per person, or $210.00 per complete team of 4.  If anyone would like to advertise for their business by sponsoring a hole, please contact Charles Ketchmark at 933-3135.

There being no other business conducted, the meeting was adjourned at approximately 8:35 pm.
