minutes of the OCTOBER MEETING
OF members OF
Val Verde homeowners association

The undersigned, being all of the Directors and Officers of the Val Verde Homeowners Association, a Nebraska nonprofit corporation ("Corporation") hereby approve the following minutes October 24th, 2005 monthly meeting of the Members.

The meeting was called to order by Mary Hewitt at 7:00 pm at Portal Elementary School. Directors and officers present and participating were Mary Hewitt, John Eylander, and Jeremy Kinsey.  Approximately 30 homeowner members were present. There were no invited guests.

1.             Approval of September Minutes:  The reading of the September meeting minutes was waived.  Members are reminded that all meeting minutes from every meeting are available on the HOA website (www.valverdehoa.com) or by requesting copies from the Directors.  September minutes were approved unanimously without changes.

 

2.             Old Business: 

a.  Hewitt was going to make copies of the property tax worksheet Ms. Pavlicek, La Vista City Administrator, handed out at the September meeting concerning property tax savings after Val Verde is annexed by La Vista.  If anyone would like an additional worksheet, please contact Mary Hewitt.

 

3.             New Business:

a.  Hewitt discussed January Board of Directors election.  Members will be elected one person to fill the Directors position currently occupied by Mary Hewitt.  Early nominations for the open Director’s position will be taken through December 19th.  Nominations for the board opening will also be taken from the floor on election night.  Members are reminded there is one vote allowed per house (lot).  Proxy voting is allowed, and instructions for proxy voting will be posted to the website during late December.  The Director’s are seeking volunteers to serve on the election committee.

 

4.             President’s Report:

a.  The City of La Vista has stated that the Centennial Street Val Verde entrance may need to be moved when construction begins on widening the road to 4 lanes. 

b. Hewitt displayed plans for the new subdivision being by Boyer-Young Development west of Val Verde.  The subdivision will be named Portal Ridge.  There will be a path running through the entire subdivision which will connect to the path in Val Verde.  The western lots on 100th street in Val Verde will abut lots in Portal ridge with no middle space.  Approval by the La Vista City Council may be obtained by the end of October.

 

5.             Treasurer’s Report: 

Eylander read through the 3rd Quarter financial reports.  For the quarter, the HOA expended $4672.86 on landscaping work on the Val Verde Dr. islands which included tree trimming & fertilizing, lighting work, repair of sprinkler heads.  Additionally, the HOA reimbursed Debbie Rinner $534.06,  $497.06 related to the Val Verde Annual Neighborhood Party expenses, and $37.00 for expenses related to mailing out meeting notices.  The HOA received $3,165.00 in assessments during the quarter, $250.00 of which came during September.  Eylander also noted that 210 lots had paid their assessments by the end of September.  Hewitt stated that of the 17 remaining lots only a handful are responsible for assessments at this time.  There are still a few empty lots and unoccupied houses within the subdivision.  The Directors have stated that only houses with occupancy permits would be assessed. There are a handful of members with unpaid assessments, and the Directors are working to collect for those members.

6.             Committee Reports

a.  Newsletter:  Leslie Bingman (chair) reported the next newsletter is planned for early November.  Please submit any newsletter items to Bingman at ladybing@cox.net before 1 November.  This newsletter will include election information, recent meeting minutes, financial statements, and pictures from the neighborhood party.

b. Landscaping:  Eylander reported that the landscaping committee is nearly complete with general maintenance for the year.  The committee planted over 600 tulip, daffodil, lily, and crocus bulbs recently.  They also replaced several of the dead plants, and relocated a few plants to better locations.  The committee would like to thank the Nelson Family and Brad Dunbar for assisting with the fall planting.

c.  Halloween Committee:  June Fenske (Chair) reported the need for additional secret houses to sign up for Halloween night.  A Halloween gathering was planned for October 30 along with walking trail between 99th and 98th Circles.  Hy-Vee has donated hot-dogs & buns, Fairway Foods donated hot chocolate, with pop and water provided by the HOA.  Also planned were a pumpkin carving contest and costume contest for the kids.  Fenske also gathered goodie bags for each child attending. Vala’s allowed the committee to borrow several hay bales for the event.

 

7.             Open Discussion

a.  Street repairs begin completed through the SID had not been completed as of the date of the HOA meeting.  Street cracks had yet to be tarred.  Any remaining work should be completed soon.  The remaining street signs had been posted, and cement repairs were completed.

b. The next meeting is scheduled for November 28th. 

c.  The December meeting is scheduled for the 19th.

d. The Annual HOA meeting and elections will occur January 23rd.

 

There being no other business conducted, the meeting was adjourned at approximately 8:10 pm.
