minutes of the May 2006 MEETING
 OF the Val Verde homeowners association

The undersigned, being all of the Directors and officers of the Val Verde Home Association, a Nebraska nonprofit corporation ("Corporation") hereby approve the following minutes of the May 2006 meeting of the Members of the Corporation on May 22, 2006:

The meeting was called to order by Jeremy Kinsey at 7:04 pm in library of the Portal Elementary School.  Directors present and participating were Kinsey and John Eylander.  Excused, Susan Lewis.   Approximately 25 homeowner members were present. No special guests or non-residents were invited or attended.  Announcement of proper notice was made without objection.

Old Business:  None.

New Business

Treasurer’s Report:

Assessments: Eylander announced that the annual assessments are due May 30, 2006. Only a few members had paid their 2006 annual dues in the first quarter, but as of the meeting date, approximately 50% of the 2006 dues have been paid

Financial Reports: The new annual budget, as well as first quarter and monthly financial reports, are available online at valverdehoa.com.  Because of low volunteer turnout, the board has approved hiring monthly landscaping maintenance from an outside company at $675 per year. The first quarter financials for 2006 were reviewed, with the primary expenditures consisting of: insurance for D&O, premises and event liability; holiday lights tear-down and storage; maintenance of a tree that blew down; office supplies, postage and USPS box rental.  .

President’s Report:

Townhome Association: Kinsey announced that he has been in contact with the Val Verde Townhome Association about contributing to maintenance of the common areas for 2005.   The pro rata amount for all the townhomes is approximately $800 which comes to around $40 per townhome member.  The two boards hope to meet sometime after June 5, 2006

Annexation: Kinsey advised that the City Council for LaVista voted not to proceed with annexation of Val Verde (and Southwind) this year, and may delay annexation for several years because of financial concerns with annexing the Cabela’s development area and losing revenue when WalMart moves to Papillion. The mayor did inform Kinsey that Val Verde residents would be asked for input on the new LaVista swimming pool.  SID Board Member Ralph Healey advised that the SID has asked the City to decrease the mill levy since they are not proceeding with annexation. If the SID’s request is not success, it would consider a lawsuit; however, the suit would have to be brought by a current homeowner of Val Verde.  Several members asked if it would be possible to petition or ask Papillion or Gretna to consider annexation of Val Verde.

Committee Reports:

Golf Tournament:  Chuck Ketchmark announced the annual golf tournament is set for August 5th.  Donations for pin prizes and hole sponsors are requested. Anyone wanting to sign up or make a donation, contact Chuck at 933-3135.

Annual Picnic: Deb Rinner announced the annual picnic will be held on either August 12 or 18th (probably the 18th even though school will have started).  Deb will need assistance and is open to any suggestions.  The Board has budgeted $1,000 for the event.  Persons wanting to assist, call Deb at 339-5923.

Newsletter:  Kinsey announced that Susan Lewis has agreed to take over the newsletter but is asking for assistance. Persons wanting to assist can contact Susan at 597-3809.

Webpage: Eylander has updated the valverdehoa.com webpage. Meeting minutes, financial reports, covenants and other useful information are readily available online.

Open Discussion:

            A member asked who is responsible for mowing the common areas along the walking path and expressed concern that the mowing has been sub par this year. Kinsey, Eylander and Healey discussed that the SID board continues to be responsible for mowing the walking path as well as tree maintenance. The SID contracts with YDM, Inc., owned by a family member of Tim Young (of Boyer and Young) to perform the work, and as long Boyer and Young control the SID board, it is unlikely a new maintenance contract will be sought.  Another member suggested a link to the SID be added to the website.

A member asked that residents please not dump their grass clippings over the fence along Giles Road.  In response to a member request, Kinsey reviewed the covenant on temporary parking of boats and trailers. Several members expressed concern about parking in the street on 100th St. just north of the 99th Circle entrance that makes it difficult and unsafe for traffic.  Finally, Jerry Kruntorad is going to head the Neighborhood Watch; however, with the annexation of Val Verde being voted down, it is uncertain if LaVista or Sarpy County will support the program.
