minutes of the OcTOBER 2006 MEETING
 OF the Val Verde homeowners association

The undersigned, being all of the Directors and officers of the Val Verde Home Association, a Nebraska nonprofit corporation ("Corporation") hereby approve the following minutes of the October 2006 meeting of the Members of the Corporation on October 16, 2006:

The meeting was called to order by Jeremy Kinsey at 7:06 pm in library of the Portal Elementary School.  Directors present and participating were Kinsey, John Eylander and Susan Lewis.   Approximately 16 homeowner members were present. No special guests or non-residents were invited or attended.  Announcement of proper notice was made without objection.

Old Business:  Jeremy Kinsey introduced board members.  Kinsey announced that the 96th and Cornhusker intersection would be opened tomorrow and that 96th Street to 370 would not be opened until next spring.

New Business:  John Eylander reported that a work order was opened with Sign Pros to repair the sign at the Centennial Road entrance.  Eylander believes the repair will be completed before winter.

Treasurer’s Report:

Financial Reports: The third quarter financial reports were presented to the members.  John Eylander briefly went over items on the report and updates of pending expenses.  The Board has hired Lengemann and Associates CPA firm to handle the accounting work for the HOA.  The accounting work includes quarterly reports, budget, taxes, dues invoices, etc.  Fosters Landscaping recently trimmed all of the shrubs.  Moore’s Landscaping has submitted a bid for additional landscaping work.  Expenses budgeted for but not expended include newsletter committee.  Mark Miller has not yet submitted an invoice for the cost of securing the domain name for the website.  The SID continues to cover charges from OPPD and MUD since we were not annexed by the City of LaVista.  Landscaping costs this year will probably exceed the $11,500 budgeted amount.  All financial information is available online at valverdehoa.com

Assessments: Eylander reminded members that the annual dues assessed this year were not the maximum that could have been set by the board. Approximately 12 homeowners have yet to pay the 2006 assessment.  Certified letters will be sent to those homeowners in the near future. 

 

 

President’s Report:

A member asked what the status of the prorate assessment to the Townhome Association was.  Kinsey announced that he has been in contact with the Val Verde Townhome Association about contributing to maintenance of the common areas for 2005 and that further follow-up was needed. 

Committee Reports:

Landscaping:  John Eylander reported that Fosters has been doing all of the regular maintenance for the subdivision and was supposed to present a bid for additional fall landscaping.  Darrin Foster finally informed Eylander in September that he was too busy to do additional landscaping work.  Eylander obtained bids from Moore’s landscaping to redo the landscaping on all four islands.  However, the cost is too prohibitive to complete all of the work in one year.  Eylander suggested that the work be divided between 2006 and 2007.  He suggested that we complete work on the two islands at the entrances of the subdivision this fall, and then complete the work on the round-a-bouts next spring.  Bids were received from Moore’s Irrigation for approximately $8800 each to install irrigation systems for the islands.  The floor was opened to questions, suggestions or discussion regarding landscaping.  No comments made.

Halloween:  June Fenske reported that the Secret House game will be different this year.  Secret Houses will hand out a coin and meet in the trails to collect prizes.  Cider and Hot Chocolate will be served.  Those who don’t win secret house prizes will receive treat bags.  A garage band will play music to entertain.  June needs three additional fire pits.

Open Discussion:

John Eylander moved to approve hiring Moore’s to begin work on the landscaping of the entrances.  Second by Susan Lewis.  Motion was carried and it was resolved that Moore’s could be retained for the landscaping work.

            Member asked about the completion of the park.  Jeremy Kinsey reported (since no SID board member was present) that the park was near completion.  Grass seed had been laid.  SID was contemplating keeping restrooms locked and no trash cans since the subdivision was not annexed.

            It was reported that due to complaints about the maintenance of the trail area, photos documenting the poor maintenance were sent to the SID board members and the attorney.  Residents are encouraged to consider running for the three openings on the SID board next year.

            There being no further business, Jeremy Kinsey closed the meeting at 7:58 p.m.
